OUR LAND PARTNER

Our Upstate land partner, Nelson Land Management.

Paint protects a house. The ground around it decides how long that paint lasts, and whether a new home gets built at all. When an Upstate client needs land cleared, a lot prepped, or water moved away from the house, we send them to Nelson Land Management.

WHERE LAND AND PAINT MEET

Four times we hand a client to Nelson.

Most of what ruins exterior paint starts in the yard. These are the jobs we see most often where the right fix is land work, not another coat.

NEW CONSTRUCTION

Every new build starts with a cleared lot.

Before we finish-paint a new home, someone has to clear the footprint, cut the driveway, open up the septic area, and grade the pad. Nelson preps Upstate home sites for owners and builders with one written price for the whole package.

OVERGROWTH

Brush against the siding shortens paint life.

Brush, vines, and limbs touching the house hold moisture against the siding, and that is where mildew and peeling start. Clearing the overgrowth back gives a fresh exterior coat room to dry out between rains.

WATER AT THE FOUNDATION

Standing water undoes paint from the bottom up.

When the yard slopes toward the house or downspouts empty at the foundation, the lowest boards and trim stay wet and the paint fails there first. A French drain or a regrade fixes the cause before we repaint.

LISTING PREP

Curb appeal includes the yard.

A fresh exterior sells a house from the street, and old stumps or an overgrown back lot can undo it in the listing photos. Pair a pre-listing repaint with stump grinding or bush hogging and the whole property shows well.

THE RIGHT ORDER

Land work first. Paint last.

01

Clear and grade first

Machines throw dust and debris, and grading changes where water runs. Doing the land work first keeps a fresh exterior from wearing red clay the week after we leave.

02

Fix the water next

Paint over a wet bottom board and it peels again. Move the water away from the house, let the wood dry out, and the repaint lasts.

03

Paint last, once

With the ground settled, we wash, prep, and paint one time, backed by our written 3-year workmanship warranty.
