Lake Murray waterfront repaint — Chapin

Lake homes get hammered. Reflected light off Lake Murray doubles the UV load on the dock-side elevation, humidity stays high all summer, and pollen from the surrounding tree line turns siding green by mid-April if it's not treated. The previous repaint on this home — done four years before we got the call — was already chalking on the south wall and showing mildew streaks in the shaded corners.

We specced Sherwin-Williams Emerald Exterior across the entire envelope. Emerald has a tight enough film to shed lake humidity but breathes enough that any trapped moisture can escape. The built-in mildewcide is the key — without it, every exterior paint we know of will green-up within 18 months on a Chapin lakefront. We've come back to homes we painted with Emerald in 2019 and seen them still holding color with no peel.

Prep took the first three days. Every wall got a soft-wash with a mildewcide-additive detergent, dried 24 hours, then scraped and feathered where the prior paint had failed. We replaced two rotten fascia boards on the lake side — matched profile, primed with an oil-bond before topcoat. Every caulk line on the board-and-batten seams got re-cut and re-caulked with a paintable urethane.

Paint went on in two full coats. Siding sprayed and back-rolled for even mil build; trim, doors, and dock-side columns hand-brushed because spray on detail trim almost always shows orange peel from the curb. Six days on-site, finished on schedule, two-year written workmanship warranty.
